Project Overview
Following the acquisition of a distressed asset on Valley Forge Mountain in sought-after Malvern, PA, The JLG Company, LLC successfully executed a high-value repositioning strategy. Working closely with zoning, engineering and Township Management, we secured approvals to expand the buildable footprint by nearly 300% - transforming a 1,980 sq. ft. loss into a 5,800 sq. ft. contemporary masterpiece. During the entitlement process, our team mitigated significant capital risk by negotiating a strategic waiver of Section 174-23 (Peak Rate) requirements with Tredyffrin Township. This maneuver not only preserved the property's premium "bucolic" curb appeal but also prevented substantial site-work costs, directly enhancing the project's net profit margin while ensuring full compliance with environmental groundwater standards. All stormwater, architectural and engineering permits are approved. With demolition complete, the construction journey is set to begin in the Spring of 2026.
